Dubai's residential market entered a period of stabilisation during Q3 2026, with transaction activity, pricing and new supply moderating following several years of strong growth. Approximately 34,500 residential transactions were recorded during the quarter, down 4% quarter-on-quarter, with total transacted value reaching AED 70.8 billion. However, the moderation was largely influenced by reduced off-plan launch activity and changes in the mix of properties being traded, rather than a broad-based weakening in underlying market fundamentals.
The report highlights a shift towards a more selective market, with developers adopting measured launch strategies and buyers increasingly focusing on specific projects and locations. While headline apartment and villa prices softened, like-for-like pricing remained relatively stable, indicating limited repricing across comparable properties. Meanwhile, ready-property transactions strengthened, rental activity rebounded by 16% quarter-on-quarter, and the prime residential segment continued to demonstrate resilience despite lower transaction volumes.
Looking ahead, lower launch activity and delayed project completions are expected to moderate immediate supply pressures, supporting a more balanced market in the near term. However, with more than 525,000 residential units scheduled for delivery between 2027 and 2030, population growth, housing demand and project-specific fundamentals will play an increasingly important role in shaping market performance. The market is expected to continue its transition towards a more sustainable equilibrium, with affordability and financing conditions remaining key considerations.
