HOTEL SECTOR

Da Nang’s hotel market continues to recover, driven by a sharp rise in international tourist arrivals and improved airport infrastructure.

Occupancy rates are steadily increasing, with 4-star hotels accounting for the highest share.

In the future, the entry of major international hotel operators is expected to create long-term growth opportunities for the accommodation and hospitality sector.

RESIDENTIAL SECTOR

Da Nang’s residential market is showing signs of a positive recovery, with apartment supply rebounding since early 2024.

Primary apartment prices in new projects remain high, thanks to prime locations and reputable developers. Investment preferences are clearly segmented with investors from Ha Noi and HCMC favouring grade A segments, while local buyers focus more on mid-end projects for long-term living.

For villas and townhouses, the market is shifting toward landed property, with shophouses taking the largest share. Existing projects are recording strong absorption. Nearly all villa and shophouse supply has been taken up, and townhouses have sold out completely. Looking ahead, large-scale projects like Vinhomes Lang Van are to drive the low-rise residential segment further.

The condotel market remains cautious but is gradually showing signs of improvement. Da Nang leads the region in condotel supply in H1/2025, most of which comes from the secondary market. Secondary prices are lower than primary prices. Following a period of stagnation since 2019, legal clarity around real estate ownership is expected to unlock the market, laying the foundation for the condotel segment to revive.

Thanks to its long coastline and the growth of coastal tourism, coastal villas continue to attract strong interest, with a stable supply and promising price appreciation potential. In the primary market, products priced around VND 40 billion dominate, while the secondary market offers more stable pricing and attractive yields for investors. Looking forward, future supply is expected to reshape the hospitality sector in the Central Viet Nam.
