The second-largest Channel Island, 70 miles south of England and 20 miles north of France, is 45 minutes by plane from London but feels like a big step back in time.

Children cycle around rural lanes, fishing boats leave port every morning and crime is extremely low. The island – population 65,000 – combines a safe, outdoors lifestyle, a mild climate and good schools with low taxes and a growing reputation as a centre for some of the finest brains in international law.

There are 10 parishes on Guernsey, only one of which, rural St Andrew’s, does not border the sea. The capital and main harbour, St Peter Port, is on the east coast.

Guernsey operates a two-tier property market. The Local Market is restricted to those born on Guernsey and essential workers while Open Market properties can be bought by UK and EU passport holders. Open Market homes give owners the right to work on the island and are generally more expensive.
