Savills, acting on behalf of Hong Kong based Tenacity Group, has acquired 70 Gracechurch Street, London EC3 from Legal & General Investment Management for a sum of £271.4 million, reflecting a net initial yield of 4.4%. The deal is the investor’s first property acquisition in the UK.

PATRIZIA UK has exchanged on four acres of land from Warwickshire County Cricket Club and the Homes and Communities Agency (HCA) at the iconic Edgbaston Stadium for the development of 375 new Build to Rent (BTR) homes with a GDV of circa £85 million, subject to planning and local consents.  Savills acted for the HCA and Warwickshire County Cricket Club.

Prime office refurbs to lead the way in Leeds as new build supply runs low

Strong demand for true Grade A new build office space in Leeds has seen current supply fall to 239,000 sq ft (22,203 sq m), according to Savills, with availability set to decline even further by the end of 2017.  This will fuel occupier appetite for top quality refurbished office space in the city, says the firm, with the current £3 differential between rents for Grade A and refurbished offices (£27 per sq ft and £30 per sq ft respectively) likely to decrease significantly in 2018.
