17 August 2017

International real estate advisor Savills has advised Savills Investment Management (SIM) on the acquisition of a portfolio of two logistics assets in the Netherlands, owned by Dudok Logistic Real Estate, part of the Dudok Group. The two XXL distribution centers are partly new developed, and located in the logistics hotspots of Rotterdam and Moerdijk.

The first property comprises a multi-tenant building of approximately 82,000 sq m located at the Distripark Maasvlakte in Rotterdam. The building has recently been expanded by approximately 22,000 m², of which 12,000 m² are suitable for the storage of hazardous substances (PGS15). The entire existing part of the complex had a large scale upgrade. Tenants include Broekman Logistics, Odin Warehousing & Logistics, ECT Delta Terminal and Rhenus Logistics.

The second property includes a newly built state-of-the-art distribution center for Lidl, located at the Middenweg in Moerdijk, directly adjacent to the container terminal Moerdijk. The DC comprises approximately 60,000 sq m and is equipped with 95 loading docks on two sides and has a direct access to the Moerdijk container terminal. The distribution center is fully leased for long term.

Douglas van Oers, Associate Director, Logistics & Industrial, Savills the Netherlands: “The trend of increasing logistics investment volume continued during the first half of 2017, with € 776 million transacted to date. Savills forecasts a strong second half of the year, possibly surpassing the total investment volume of record year 2016. Furthermore cross-border investments like this, will remain dominant.”

Jon Crossfield, Head of Strategic Partnerships Savills Investment Management: "These two assets offer a blend of secure long income and the flexibility of a multi-let facility, with both situated in important port locations. The European logistics market continues to be of high attractiveness to investors and these two assets complement the existing EUR 1.1bn portfolio we have already acquired on behalf of our client over the last 18 months.”

Wouter Vos, Director Dudok Logistics Real Estate: "The leasing and sale of these two XXL distribution centers shows that the logistics hotspots in the Netherlands can still count on a growing demand and increasing interest from both occupiers as well as international investors in logistics real estate.”

Savills Investment Management acted on behalf of a strategic partnership client, and was advised by Savills, Royal Haskoning, PWC and Loyens & Loeff.

Dudok was advised by Schaap Advocaten Notarissen, Cavim and EY.
