McKay Securities set to launch Theale Logistics park, JCT 12 M4

McKay Securities Plc has submitted a planning application for a new industrial and warehouse development to be known as Theale Logistics Park on Brunel Road in Theale. Savills has been instructed jointly with Haslams to market the scheme.

With planning consent expected by September 2017, the opportunity remains to refurbish and re-let the existing unit which extends to circa 100,000 sq ft  (9,290 sq m); alternatively the planning application shows a number of redevelopment layouts including a single warehouse facility of up to 134,430 sq ft (12,489 sq m) or a multi unit scheme of three/ four units ranging in size from 14,365 sq ft (1,335 sq m) up to 60,575 sq ft (5,627 sq m).

Situated just off junction 12 of the M4, the site provides strong transport links to the M40, M25 and A34 and is just 45 miles west of central London and 31 miles from Heathrow airport.

Richard Sullivan, national head of industrial & logistics at Savills, comments: “With the Thames Valley largely devoid of good quality stock in the mid box range, along with the continued growth in demand from a wide range of occupiers, in particular customer fulfilment operators and last mile delivery, upon completion Theale Logistics Park will provide much needed Grade A product in this high density catchment area. We have already identified strong latent demand and for this reason expect to receive significant interest in the scheme over the next few months.”
