CBRE global investors commences £7 million refurbishment of 7 Park Row, Leeds

CBRE Global Investors has commenced the £7 million refurbishment of 7 Park Row in Leeds, marking the first office refurbishment to start on site in the city this year.  Savills has been instructed as letting agent at the property.

The former Lloyds Bank headquarters, which totals 40,729 sq ft (3,783 sq m), will now undergo extensive internal and external improvements including the creation of a double height, boutique-style reception.  Grade A+ office accommodation will be offered throughout, while a basement gym, cycle storage and electric car charging points will also be added. 

The building’s sixth to ninth floors with undergo a ‘defurb’, with exposed surfaces and creative space, while the lower floors will feature suspended ceilings and a more corporate feel.  Park Row is one of the most sought after business locations in Leeds, with occupiers including Pinsent Masons and The University of Law.  City Square and Leeds Railway Station are both in very close proximity.   

Ian Wilson, senior director, CBRE Global Investors, comments: “We are totally repositioning this asset by substantially refurbishing the building, which once completed will offer prime office space with ground floor leisure.  This will create significant added value for our client.”

Paul Fairhurst, head of Savills Leeds, adds: “Upon completion of the refurbishment in late 2017, 7 Park Row will be one of the highest quality office buildings Leeds has to offer and a real striking addition to the cityscape as people arrive into the train station.  The mix of smaller, creative-style floor plates and more traditional space means it will prove attractive to a wide range of occupier types.”

Savills also advised CBRE Global Investors on the successful planning application for an extension to 7 Park Row.
