Xalient takes first office outside London at 1 East Parade, Leeds

15 December 2016

BMO Real Estate, represented by international real estate advisor Savills, has let space at 1 East Parade in Leeds city centre to Xalient for the firm’s first UK office outside of London.

The unified communications specialist has agreed a new 10-year lease for the 2,293 sq ft (213 sq m) seventh floor at a rent of £21.50 per sq ft (£231 per sq m).  The property, where existing occupiers include Zurich, Proxima and Appleyard Lees, recently underwent an extensive refurbishment including the creation of a feature glazed entrance and the addition of cycle storage and shower facilities.

The building’s fourth and fifth floors, which each total 6,430 sq ft (597 sq m), are currently available.  Located in the commercial core of Leeds, at the corner of East Parade and St Paul’s Street, 1 East Parade offers good access to the city’s inner ring and is also close to its railway station and main retail pitch around Trinity Leeds.

Paddy Carter, associate director in the office agency team at Savills, comments: "We are very pleased to have secured this deal which will see Xalient occupy its first UK office outside London in Leeds.  1 East Parade combines a sought after location with contemporary office space and we are already in talks with a number of parties about letting the remaining floors.”

Xalient was unrepresented.
