Merseyside law firm expands into Manchester with office acquisition at St James's Tower

14 December 2016

BA Pension Fund, represented jointly by Savills and OBI, has let further office space at St James’s Tower in Manchester city centre to clinical negligence specialists Fletchers Solicitors.

The Southport-based law firm has agreed a new eleven-year lease for 2,981 sq ft (277 sq m) of recently refurbished space on the building’s 15th floor at an annual rent of £67,000.  The office, which will be operational from February 2017, will house up to 50 employees and create one of the city’s largest specialist clinical negligence teams.

The new office cements the firm’s consistent growth, with revenues increasing by 37% this year and profit before tax by 50%.  Fletchers Solicitors hopes the office will support its aim to enter the UK’s list of Top 100 Law Firms by 2018.  The firm’s offices in Southport, where 340 people are currently employed, will remain its headquarters and provide administrative support.

The deal follows the letting of 5,958 sq ft (553 sq m) at St James’s Tower to legal practice Coupland Cavendish (trading as Gowing Law Solicitors) in November.  Located on Charlotte Street, the Grade A office building offers exceptional transport links and is let to occupiers including Slater & Gordon, Watts and JLT.

Daniel Barnes, associate in the office agency team at Savills, comments: “We are pleased that Fletchers Solicitors has chosen St James’s Tower for its first office in Manchester.  The building has attracted considerable occupier interest following BA Pension Fund’s ongoing investment in refurbishment works and is fast becoming a popular option for professional occupiers.”

Ed Fletcher, CEO of Fletchers Solicitors, adds: “Manchester seemed like a natural choice for our second office and the perfect city to grow our clinical negligence practice.  Our environment and culture led to Fletchers being named as one of The Sunday Times Best Places to Work earlier this year, and our new office will be no exception to this.  We look forward to adding some of the city’s best lawyers to our strong and successful team and continuing towards our goal of becoming a Top 100 Law Firm by 2018.”

Stuart Keppie of Keppie Massie, which represented Fletchers Solicitors, says: “The space is a good fit for what Fletchers are looking to achieve and was selected in the face of considerable competition.”

Savills is also the managing agent at St James’s Tower.
