Connexions 159 completes on Princes Street, Ipswich

07 November 2016

Savills and Reader Commercial have been instructed  as  letting agents at Connexions 159 on Princes Street, the first speculative office development in Ipswich since 1990.

The former Fisons headquarters, which has been developed jointly by E Hobbs Farm and Reads Property Developments, comprises 43,551 sq ft (4,045 sq m) of Grade A accommodation across four storeys, providing excellent amenities including a roof terrace and generous onsite parking provision. Having undergone final snagging, the self contained building is now available to pre-let as a whole or on a floor by floor basis at a starting quoting rent of £18 per sq ft (£193 per sq m).

Situated in a prominent roadside location, Connexions 159 offers easy access both by road and rail to London and the surrounding areas. Having been awarded Enterprise Zone status, the property will enable occupiers to benefit from a raft of financial incentives, including up to £55,000 rates relief per annum for up to five years.

Chris Moody, director of business space at Savills Ipswich, comments: “Princes Street is rapidly becoming the destination of choice for professional services in the town, with neighbouring facilities recently having been secured by Archant and Birketts. We have received preliminary interest from both expanding local companies and City based organisations, emphasising the growing attraction of Ipswich as a location for those looking to decentralise or relocate away from the capital.”

Malcolm Hobbs, developer from E Hobbs Farm, adds: “Contrary to most of the aged office stock in Ipswich, Connexions offers intelligent space on an open floor plate layout providing the flexibility that occupiers want from their workplace.”
