Bateman House almost fully let as tech occupiers take over

On behalf of Trinity Hall, Savills has let office space at Bateman House, 82-88 Hills Road in Cambridge to Genestack and Intrasonics Ltd.

Genestack, the universal bioinformatics platform, will occupy 2,521 sq ft (234 sq m) of refurbished office space on part of the second floor, whilst Intrasonics, the audio watermarking technology company, has taken 2,033 sq ft (189 sq m) on part of the first floor. Both occupiers have agreed to a new five-year lease.

These latest deals follow a flurry of activity at Bateman House which has seen a total of 12,329 sq ft (1,145 sq m) taken in the last nine months, with other suites occupied by Docker, Electric Imp and Malin Life Sciences. This success follows the completion of the refurbishment works to the building’s core areas and office space in January 2016, as well as an upgrade to the bike storage and shower facilities. Savills building & project consultancy team co-ordinated the refurbishment programme, together with COEL, who has also been involved with the occupier fit-out requirements.

Frankie Wood, surveyor in the business space team at Savills Cambridge, comments: “The fact that the property is now 98% let proves the benefit of undertaking good refurbishments of city centre stock, especially in light of limited supply. The building has proven popular, achieving sustainable rental levels and has, in particular, attracted occupiers in the tech and R&D sector who have either outgrown smaller serviced/incubator space or emerged from sharing University premises. The success of the property is an example of the growing interest from the tech sector in the city centre, in particular around the Hills Road / Station Road area.”

Currently one ground floor suite totalling 491 sq ft (45 sq m) remains available to let.
