Savills crowned No. 1 agent for Central London commercial investment

Savills has come top of the Central London investment league table according to the latest figures released by Estates Gazette, completing over £400 million worth of transactions in Q3 2016 and a market share of 23%.  JLL and Colliers International came second and third, each with a market share of 11%. Savills has remained in the top three ranking for the whole of 2016 to date.

Recent key deals include: the acquisition of WeWork’s European HQ at Moor Place, EC2 for £271 million on behalf of Kingboard Chemical Holdings Ltd; advising Societe Generale on the sale of 41 Tower Hill, EC3 to SRE Group, the Hong Kong listed company’s first purchase in the UK, for £84.5 million; and the purchase of 62-64 Cornhill, EC3 on behalf of TRIUVA for £32 million.

Stephen Down, head of the Central London investment team at Savills, comments: “Through our cross-border network Savills is able to capture international interest in London which has allowed us to take the lion’s share of activity in the third quarter of 2016, in terms of investment and market share, and more than doubling the total transacted by our second competitor.

“With prime commercial investment yields ranging between 3%-6%, the asset class compares very well against bond yields even in ‘emerging markets’, where the range is 2%-6%, and the recent interest-rate reduction and Bank of England intervention has made the arbitrage even more compelling, with debt rates at some of their lowest-ever levels. The market is a different place from where we were in the peak years of 2014 / 15, however for investors with medium to long term aspirations London looks attractive, accentuated by the sterling devaluation and some price discounts meaning entry prices appear 15-20% cheaper than four months ago.”
