Dalata Hotels buys the Clayton Hotel in Cardiff for £24 million

26 October 2016

Dalata Hotels, represented by international real estate advisor Savills, has bought the Clayton Hotel in Cardiff  from a private vendor for £24 million.

Dalata, Ireland’s largest hotel operator, are the current occupiers of the hotel and have bought the property in an off-market deal. The 4 star hotel boasts 216 bedrooms, 7 modern conference rooms, the View Restaurant and Bar and the Viva Brazil Restaurant. The Hotel is situated in an outstanding position with Cardiff Central station, Central Square, The Principality Stadium and the city centre retail and leisure offering, all within the immediate vicinity.

The city is currently experiencing an influx of tech and media companies anticipating the completion of BBC Wales’ new headquarters in 2018. There are also significant infrastructure projects in the pipeline including the M4 relief road, the Brynglas Tunnels and  the South Wales Metro.

Richard Dawes, associate director in the hotels team at Savills, comments: "We are pleased to have advised Dalata Hotels on their acquisition of the strategically located Clayton Hotel. Cardiff is undergoing significant regeneration and Dalata Hotel’s purchase of the hotel reflects their confidence in both  the UK and local operational markets. ”

Dan Griffiths at EJ Hales  says: “The sale of Clayton Hotel represents significant confidence in Cardiff. The good relationship between the two parties allowed the sale to have a quick turnaround, making sense for both parties.”

Dermot Crowley, Deputy CEO Business Development and Finance at Dalata Hotels, adds: “Clayton Hotel Cardiff has performed very strongly this year. We are delighted to be able to purchase the freehold interest of the hotel. This transaction is consistent with our stated strategy of buying out the freehold interests of those leased properties with future unpredictable rent reviews.”

According to Savills latest UK Hotel Investment report overseas investors accounted for £809.9 million of transactions to date, with £297.8 million invested in the third quarter alone.

EJ Hales advised the vendor.
